Courts Buildine Office Buildin¢

Net Square Feet Required (2013) 113,308 NSF 42,793 NSF
~%
Net-to-Gross Space Efficiency 65%
1~4
320 GSF 53,491 GSF
Total Gross Building /+rea ,
^
^
Total Building Area Required - Both Facili~ies 227,811 GSF
Plan D(2) would occupy the e~dsting net space in the Courthouse to 98.91% of the
space available; however, this could be reduced to 92.00% with the completion of
approximately 5,500 NSF on the Second Floor Mezzanine level, thus providing
greater fle~bility in space assignment in the e~sting Courthouse.
In each case, it is assumed that the downtown District Attorney functions
(Administration, Circuit and District Court Divisions, Support Enforcement and
Victim/Witness) would consolidate into the new Courts Building. The District
Attorney should remain as near the courts as possible. Since the addition amount of
"office-type" space needed exceeds the projected size of the District Attorney
department, it should relocate in either Plan D(1) or Plan D(2) with the new Courts
Building.
Remodeling of the existing Courthouse will be an extensive (and e~pensive)
proposition, necessitated by seismic and other code conditions. It should be assumed
that the entire building will be remodeled, sprinklered and reinforced -- not just the
spaces which are converted as a result of vacancies left by the court-support
functions. Since both Plans D(1) and D(2) maintain the ]ocation of Risk
Management on the fourth floor, and the increased office occupancy of the existing
Courthouse will benefit from the fourth floor conference facilities, it is likely that the
fourth floor will not require eactensive remodeling.
Nevertheless, remodeling the balance of the floors in the Courthouse may create
staging difficulties, since it is unlikely that most of the Courthouse can remain
occupied during this e~ctensive remode]ing process. (Floor-by-floor remodeling may
not be possible with the seismic bracing required -- W.E. Group shou]d investigate
this likelihood).
Page 3
