Analysis of Downtown Facility Options <br />Feb. 3, 1995 <br />Issue: The Facility Steering Committee has requested additional information <br />regarding four options for meeting the facility needs of the downtown <br />departments. The options to be studied are: <br />1. Remodel existing downtown buildings <br />2. Construct a new Public Service Building <br />3. Purchase the Equitable Building <br />4. Construct a smaller Public Service Building <br />Background Data: All space needs contained in this report and the subcommittee's report <br />(page 5) are based on net useable/rentable square feet. Previous reports <br />contained errors because of the conflicting definitions for "net square <br />footage" . Restrooms, stairways, access corridors, elevators and <br />mechanical space are excluded. Please note that cost estimates do not <br />contain project overhead costs such as architectural services. <br />Current space available (net useable) <br />Franklin 17,000 nsf (excludes leased sp. @ 4,335 ns~ <br />Senator 43,000 nsf (exciudes leased sp. @ 4,400 ns~ <br />CDC (Ticor) 13,000 nsf <br />Total 73,000 nsf <br />**** Option 1 Analysis **** <br />Can we remodel the Franklin Senator and CDC buildin s~and provide adeauate space <br />to accommodate the downtown departments? The Franklin, Senator and CDC <br />buildings contain 73,000 sq. ft. of useable office space. For the purpose of this <br />analysis we have excluded the housing authority apartments (21,000 nsfl and space <br />cunently under lease to private tenants (8,735 sq. ft.). <br />In order to make option 1 viable, we need office space to accommodate the existing <br />tenants of the Franklin, Senator and CDC buildings plus space for the relocation of <br />the County offices in the Courthouse and other leased space in the downtown area. <br />The short term space needed by downtown departments is 94,000 nsf. The differ- <br />ence or shortfall in available downtown space is 21,000 nsf. The shortfall in 2013 <br />increases to 36,000 nsf. <br />
