~' <br />~ Marion County Facilities Master Plan <br />~ Furnishings Quality of fumishing is generally marginal. Primary design considerations <br /> were for public areas. Private office areas vary in age and quality of <br />~ fumishings. Ergonomics may be the primary reason for upgrade. <br /> Toilet Rooms Toilet rooms are showing normal signs of wear and tear. The office portion . <br />~ of the building has been well maintained; however, the residential areas are <br /> not in as good of shape from tenant abusg. Future improvements and <br /> modifications may be required to accommodate ADA accessibility <br /> requirements. <br /> Signage Since the primary use of this building is for Marion County operations rather <br />~ than public, there is little intemal signage or way finding. Similazly, the tenant <br /> portion of the building is private use with little need for extensive signage. <br />~ Artwork There is little, if any artwork in this building. Simple art may have a positive <br /> impact on users of the facility, but the space is very utilitarian in nature. <br />~ <br /> CIRCULA770N <br />J` Stairwell Stairwells afe utilitarian, but probably don't meet current requirements for <br /> railings and widths. They still perform their function well. One exception is <br /> a set of e~erior fire escape stairs for the residential portion of the building, of <br />~ which are constructed from "Core-Ten Steel" and have excessive rust. These <br /> stairs need frequent maintenance and have almost reached their useful life. <br />~ <br /> Elevator There are two elevators serving the building. One is in the o~ce area and <br /> another in the residential azea Both aze single compartment and slow traction <br />~ units. Controls are not ADA compliant and will need modification. General <br /> condition is good; however, and they still have a useful life expectancy. <br />-~ Corridors Corridors function well and are adequately wide. Conditions of comdors <br />vary, but generally are marred and in several areas in need of minor repair. <br />~ STRUCTURAL <br />~ The building is a fow story structure with a one story wing located in the N.E. <br />comer.
