Development Concept: <br />The developers envision a brick and glass mixed use building of finro - five <br />stories with retail on the first floor and either exclusive office or a combination of <br />office and residential on the upper floors. <br />Design Concept: <br />The new building would be designed utilizing materials common to those used on <br />the rest of the site. The desire would be to make the new building look and feel <br />as if it had been planned as a part of the original concept for the block. This <br />would be accomplished by using similar brick and glass on the e~cterior of the <br />building and carrying forward common details from the current Courthouse <br />Square building. These elements would surround an internal steel structure <br />frame with concrete decks. <br />Tenant Mix: <br />Recent discussions with area realtors indicate that currently Salem's urban core <br />is relatively in balance for both retail and office space. Any development would <br />be contingent upon securing lead tenants for both the retail and the office space. <br />Potential lead office tenants include regional legal and insurance firms and State <br />or County agencies. Lead retail tenants could include national retail or restaurant <br />tenants expanding into the Salem market. <br />Parking: <br />The limiting factor to highest utilization of the site will be supplying adequate <br />parking. If additional parking can be achieved either by the County allocating <br />additional spaces or by locating additional spaces off of the proposed site the <br />building could be increased to it's maximum height of five floors. Preliminary <br />discussions have been held with the owners of another property about jointly <br />developing additional parking <br />
