DESCRIPTION (continued) <br />According to the plans provided by Arbuckle Costic Architects, Inc., the subject site will be <br />improved with a 12,790 square foot concrete building pdd. The pad is narrow and <br />rectangular in shape. Its dimensions are 308' by 43'. In addition, the site will have <br />landscaping on its north, west, and east borders as well as sidewalks and on-street parking. <br />Under the building pad, a concrete parking structure will provide 56 parking spaces to serve <br />development that occurs above. Ingress and egress appear to be via Church Street. The <br />pad is also suitable for parking until development occurs. The plans specify a maximum of <br />30 spaces. <br />Based on specifications provided by the architects, the pad can accommodate 12,790 <br />square feet of gross building area on the street level. A maximum of five stories could be <br />supported, with each upper level floor having 17,114 gross square feet. <br />In summary, the subject of this appraisal is land that is improved with infrastructure including; <br />building pad, landscaping, street improvements, and underground parking.
