3140 Del Webb Avenue NE
Salem, OR 97303-4165
503-588-2424 Fax 588-0209
E-ma il : cherriots. org
July 10, 2000 ~i~"~ rw~',
TO: All Recipients of RFI/RFQ #00-08 Private Development of Courthouse
Square North Block
FROM: Dave Kussman, Procurement Specialist ~
~: Addendum #1
The following clarifications are being sent to all recipients of the above mentioned
Request for Information/Qualifications #00-08.
1. We ask that any additional information regarding the site be made available to
us. Also, please send the Market Analysis referenced at the top of page 4 in the
RFI/RFQ.
The information provided in the RFURFQ contains information about the size, location,
and condition of the subject property (refer to pages 2, 3, 4 and 5). The Market Analysis
by Palmer, Groth & Pietka dated Dec. 29, 1999, is attached.
2. Any information about the adjacent subsurface parking will be helpful to
determine the extent of its capacity to support any proposed development.
There are 56 spaces that will be available to the developer. These spaces are within the
underground structure, but are separated by a wall and gate in the structure. The
developer would most likely have a long-term lease on the 56 parking spaces, similar to
the land that the development will be built upon. The Salem Area Mass Transit District
and Marion County are open to looking at ways in which some of our 258 spaces may be
made available to the development at certain times of the day when we don't need all our
parking (e.g., in the evening hours). We cannot guarantee at this point in time what that
availability might be. We are willing to consider uses by the developer.
3. Any information about the jointly owned office that is under construction will be
helpful such as the nature of the office space developed and the nature of the
tenants/occupants of the project.
The jointly owned offices are Class A office space. There will be about 360 Marion
County and Salem Area Mass Transit District employees occupying this space. In
addition, we own about 6000 square feet of space that we'll be leasing out to retail and/or
