• Document project progress. <br />• Maintain project document files. <br />COMMI5SIONING/TESTING AND BALANCING <br />• Assist owners in securing tlhe services (RFP through contract award) of professional commissioning <br />and testing and balancing agents. <br />Advise owner during tlie commissioning and testing and balancing phases. <br />. Review commissioning and testing and balancing documentation. <br />BUILDING START-UP <br />• Assistance with startup occupancy activities and sequencing with the construction and development <br />team. <br />CONSTRUCTION CLOSE-OUT <br />• Coordination of the punch-out phase, and follow-up with the architect and contractor to review <br />whether punch list items are completed. <br />Work with the architect and the general contractor on possibilities of claims for damage to work <br />completed prior to occupancy if Owners occupy the project, or a portion of the project, prior to final <br />completion of the work by the contractor. <br />Work with the architect to check that all project closeout items (i.e., bonds, warranties, as-built <br />drawings, etc.) have been received from the contractor prior to fmal payment as required by the <br />construction contract. <br />MEETING ATTENDANCE <br />. Coordinate construcrion team meetings to verify and review the status, identify problems, obtain <br />commitments to problem resolurion actions, and review near term schedules. <br />• Conduct the status review (development team) meetings for the owners. <br />• Keep and update minutes of development team meetings. <br />. Attend owners' policy board meetings and/or provide staff support as reasonably required. <br />
