Features of New Design <br />The new preferred desigi is a 5-story office building which has been downsized from 180,000 sf <br />to 151,000 sf. The portion ofthe building that spanned over the west side ofthe transit mall has <br />been eliminated. The 5-story building, located on the south side of block, is reserved primarily <br />for transit and county offices plus some expansion space. The transit mall design and location <br />remains unchanged. A one-story underground parking structure is included, but will only cover <br />approximately 2/a of the block. The northern side of block is reserved for private development. <br />All of the original. key features of the project has been retained. Advantages of the new design <br />include: <br />1. Hatfield Plaza is retained, but with lower development costs <br />2. Pedestrian circulation around mall is improved <br />3. Construction (shell) costs have been reduced <br />4. Hearing room is moved to first floor (accessibility improved) <br />5. Shorter construction schedule <br />6. Better security around mall <br />7. Better financing options for private development <br />8. More efficient floor plans <br />9. More options for private development <br />10. Air flow and noise abatement is improved <br />11.
