~ ~..~" ~ <br /> <br />authority, and the rent reserved hereunder shall be <br />apportioned and paid to LESSOR up to that date. <br />8.2 LESSEE is not entitled to participate in any eminent <br />domain settlement or court award resulting froa a <br />condemnation proceeding. <br />9. ASSIGNMENT AND SUBLEASE <br />No part of the leased premises may be assigned, mortgaged, <br />or subleased, nor may a right-of-use of any portion of the <br />premises be conferred on any third person by any other means <br />without the prior written consent of the LESSOR. <br />10. SURRENDER OF POSSESSION <br />LESSEE shall, on the last day of the term, or on earlier <br />termination or forfeiture of the lease, peaceably and quietly <br />surrender and deliver the premises free of subtenancies, and in <br />good condition and repair to LESSOR, reasonabie wear and tear <br />excepted, including all additions constructed or placed thereon <br />except movable personal property purchased by the LESSEE and <br />fixtures owned by the LESSEE of a nature which may be reasonably <br />removed such as blackboards, corkboards and bookcases. LESSEE <br />shall repair and restore all damage to the premises caused by its <br />removal of equipment, fixtures, and personal property. <br />All partitions, plumbing, electrical wiring, additions to or <br />improvements upon said leased premises, whether installed by the <br />LESSOR or LESSEE, shall be and become a part of the building as <br />soon as installed and the property of the LESSOR or LESSEE, <br />unless otherwise provided by written agreement.
