asked if it was possible to be bidding parking structure and then start the day after the
~ August 15'~ deadline and have a 15 day window built in. Curt had the same thoughts. If
there are no problems, then we are ready to go.
Construction documents are in progress. Leonard is working on the dd set and should be
ready in mid July. The issue is would you want to put up for bid at the same time for dd
package for shell, assuming we can do both together. The window to finish cd drawings
on parking structure is not as tight. Curt has to do the numbers on the parking structure
and do the entire building frame at the same time as looking at bids on dd package for
shell. Dave visualizes bid package #1 to include complete structure package to top,
excavation, mechanical package, waterproofing package.
It was suggested that RG and Ra.ndy work with the city on getting multiple permits.
Architect and contractor have used both working with city staff and also the option of
using outside consultants who worked with city to accept their recommendations. Ra.ndy
has already been in contact with city management and the dialogue has been opened in
this area.
The street scape portion of the project will come in towards the end. The invoice for this
portion will be pulled out and the city will pay direct. It needs to be included in the gmp
and the County will collect at the appropriate time. There is a budget item set up for this
and no red flags as yet.
~ The question was asked what does the gmp mean at this point. Curt responded that the
scope of work we bid out will be guaranteed. With regard to the ti's, the allowance will
be spelled out as an allowance. The county needs to work on that portion.
The goal now is to build the project as a single unit and not take components out. There
is a need for a meeting with Centurywest. On September 1 if site is ready and clean do
we take any advantage of window to reduce risk, identify costs and firm up gmp. June
is better idea. Legal Counsel is moving along in regazd to Chevron and Statesman
Journal situation regarding possible injunction.
Discussions turned towards relationships in documentation. It is difficult to know about
the development agreement as it will depend on Dan's role in the project. Things could
look different for him. This situation will be resolved in the next couple of day. The
target date of June 1 for project documentation item #3, changes to July 1.
Randy will redo the time schedule dates for everyone and will get input from the
architect for their timeline as well.
Meeting adjoumed.
~
7
