ARCHITECTURAL DESIGN UPDATE <br />8/14/97 9 AM <br />Dan set this meeting for 9 AM in their office in Portland. Ken, Leonazd and Pegg~ went up for <br />the meeting. 7ohn Whittington was invited but couldn't attend. <br />Leonazd's conversation with John yesterday indicated RG was open to looking at retail and <br />transit offices on north side of block and county occupying office space on south side of block. <br />Looked at option of 2 floors retail on north side, but too costly. Donald Drake,lVINIDC retail <br />expert came in for a few minutes to discuss this option. He is planning on a trip ta Salem in the <br />next few weeks to look at azea and retail situation. <br />Dan leans towards county and transit offices in one building; parking under bus m$11 and retail <br />on north end, keeping the retail as separate entity. Better ownership; easier for fin~ncing; <br />minimizes risks for county and transit, more cost effective and more efficient use ~f office space <br />in a 4-6 story design. <br />Want to lower total skin costs and get a better quality building is the goal. L~oking at <br />reducing costs of skin on building. Currently with glass curtain 80°/a of building ~s $30-35 per <br />foot; drivit 20% of building at $10-15 per foot range. - looking at 53,000 squaze f~et <br />vs. Brick at $18-20 per foot and/or glass with punchouts averages $24. Use of bkick option <br />~ with glass window punchouts @$20-24/sf with 53,000 sf could generate $500,00(~ savings to <br />project. Dan and Byron took Leonard to look at different buildings in Portland ar$a for ideas. <br />Parking structure - now at 316 spaces plus or minus with 354 SF efficiency rating.' <br />Also looking at impact of columns and possibly removing some. Mike at Interfa~e will price <br />out both steel and concrete options. Looking at leaving columns in garage and uSing steel in <br />building - takes up less space. <br />Central corridor with stairs/elevators, seems to be working out well in both the 4 sitory - full <br />length and the 6 story smaller footprint version. Byron was happy with both mechanically. <br />Hesitate to proceed without RG's blessing. Dan is on vacation next week and Cr~ig asked 7ohn <br />to set up meeting with RG early ne~ week, possibly Tuesday, to go over what ha~ been done. <br />Leonard had a print out of a Six story shortened block analysis (without ground flpor) and four <br />full length block analysis (without ground floor). I had them sca.nned at the DatalCenter and <br />will attach them to this email. (Not sure of quality or if you can access to print.)' Dan <br />commented the numbers are looking better. <br />~ <br />
