Space Programing
A revised summaryo uf the county's space needs is included on the following page. All square
footages have been converted to "net" square feet.
Definitions:
Programing for the space needs of Marion County has previously been reported using three
different terms.l They include net (useable) square feet, rentable square feet (rsf) and gross
square feet (gs~. A conversion formula is included in the assumptions below for v~nversion to
rentable and gross square footage. Net square footage (nsfl is defined as:
The space within the building walls devoted to personnel and/or furniture. It does not
include such things as stairs, elevators, main lobby, public restrooms, ducts and other
spaces that are considered common areas for all building tenants.2
Assumptions:
The following assumptions have been used to calculate and project space and stat~ing needs for
table # 1
1. Current space allocation based on temporary office locations for Senator Block depts.
2. Crroupings A-E, represents d~sired adjacencies
3. Current needs are based on 1998 (used for schematic design purposes)
4. No additional space needs aze projected from 1998-2005
5. 2% annual growth projected from 2006-2020
6. Conversion from nsf to rentable = nsf x 1.13%
7. Conversion from nsf to gross = nsf x 1.21%
1 The WeGroup facility report was used by Arbuckle Costic as a starting point for space and staff
pro~raming.
