(c) The grounds, gardens, sidewalks and parking azeas; <br />(d) Installations of central services such as power, light, gas, <br />hot and cold water, heating, refrigeration, cable television, air conditioning, waste <br />disposal and incinerators up to the outlets within any Units; <br />(e) The tanks, pumps, motors, fans, compressors, ducts and, in <br />general, all apparatus and installations existing for common use, regardless of <br />whether the same are located within or without the boundary of a Unit; <br />(fl The stairways, elevators, corridors, lobbies, boiler rooms, <br />and hearing room as depicted on the plat; and <br />(g) All other elements of the building necessary or convenient to <br />its existence, maintenance and safety, or which are normally in common use. <br />4.2 Maintenance Re~air and Replacemenr Liability for Common Expense. <br />(a) General. The cost of maintenance, repair and replacement of <br />the common elements shall be a common expense, and the performance of such <br />work shall be the responsibility of the Association. Except as otherwise provided <br />in this Declaration and the Bylaws, each Office Unit will be liable for the common <br />expense in proportion to such Unit's percentage ownership in the common <br />elements. Nothing herein contained, however, shall be construed so as to preclude <br />the Association from delegating to persons, firms or corporations of its choice, <br />such duties as may be imposed by the Association. <br />(b) Hearing Room. The cost of maintenance, repair and <br />replacement of the general common element Hearing Room depicted on the plat <br />shall be a common expense and the performance of such work shall be the <br />responsibility of the Association. The Auditorium and Auditorium Conference <br />Room shall be used in accordance with Section 7.2. Each Unit will be liable for the <br />common expense attributable to the general common element Hearing Room in the <br />following proportion: <br />Unit No. Percentage <br />1 <br />2 <br />3 <br />~. <br />`~ (c) Mall nit. The Owner of the Mall Unit shall be responsible <br />for the performance and cost of maintenance, repair and replacement of the Mall <br />Unit or any portion thereof. <br />(d) Parking Garage. Except for the cost of maintenance, repair <br />or replacement attributable exclusively to a limited common element, the cost of <br />maintenance, repair and replacement of the general common element and limited <br />common element in the parking garage shall be a common expense.
