From: BILLY WASSON
To: rcurtis
Date: 8/28/98 10:05am
Subject: Preliminary calculation of Solid Waste "prepay" of rent.
I have taken a first cut at calculating a cost ofr solid waste to pay for their space up front. I would like you to check
out my logic and numbers.
I started with the BOMA caiculation of 6494.23 of rentable space. These figures come from Leonard and his latest
calculation of BOMA. I then took the oost estimation report and used the building core and shetl sq. ft. cost of
$73.45 and added to that the tenant impovement cost for the fifth floor of $31.11 to come up with a sq. ft. cost of
$104.56. When I take that against the rentable sq. ft. it comes to $679,036.69. To this would have to be added the
per space cost of parking which I calculated to be $15,313.
I also assume that Solid Waste would stili be obligated for the operations and mainten~e costs on a monthly
basis which is estimeated to be about $.30/sq.ft. y~S ~~p~ ~~ a~ ~;~~
Check out what I have done work directly with Jim, Thanks.
~i ;
CC: jsears, bwasson, i:clewis~melvinmark.com r~,;;_ ~
