The basis <br />of bearings used was along the west line of the subject property, holding monuments A and B per <br />MCSR 33208. <br />To determine the north and east lines of the subject property, I held the location of the existing <br />railroad tracks and offset the half right of way per deed. The legal description, as well as older <br />surveys, showing calls along the centerline of the railroad, does not come close to closing <br />mathematically and therefore believe that the asbuilt location of the railroad best represents the <br />fee title position. <br />To determine the south and west lines, I held the NE corner of the John Stipp DLC and held <br />record distance and angles per deed and per MCSR 7194a and MCSR 4845 to anchor the west <br />line of the described property (prior to excepting out the ten foot strip) to the calculated position of <br />an iron pipe tied by Barker, being 10 feet Westerly of monument A, called to be on the original <br />west line (shown as east line of the J.T. King Estate in MCSR 4845)_ This determined line fit <br />fence locations well South of State Street. I held the position of monuments A and B to determine <br />the location of the west line North of State Street. <br />1) Three farm crossings over railroad were reserved by G. W. Eoff and N. A. Eoff in deed <br />to Oregon and California Railroad Company in Volume 122, Page 236, Marion County <br />Deed Records. One of the three affect the subject property and is shown on Detail "A" <br />on Sheet 2. <br />2) An electric power line easement to Portland General Electric Company recorded in <br />Volume 229, Page 322, Marion County Deed Records, affects the subject property.
