I was having formatting issues in the pdf form -so I have pasted below my <br /> supporting documentation/statement from that form if it isn't easy to read in the attached pdf. As noted in the <br /> statement below, I can provide as much detail and copies of paper work as is desired on the two written offers <br /> we have had on 1220 in the past- I just didn't want to start off the process with a bunch of scanning and <br /> attaching of a lot of paper work, if all you need is the offered price page (as an example). So I'm happy to send <br /> as much as is desired, please just let me know. <br /> Thank you <br /> Alex Bettinardi <br /> Additional information from the review request form - <br /> We have had the empty property at 1220 Crowley listed for sale for approximately 10 years (starting around <br /> 2008 on and off). It has always been listed between $60,000 -65,000. Over the years we have gotten a <br /> couple of interested buyers. We have only had two written offers up to this point (copies of offer paper work <br /> can be provided as requested). The first one was for$51,000 in Dec 2019. That offer was terminated because <br /> the buyer could not get approval to build their desired home. The second one was for $45,000 and was <br /> terminated in June 2020 because the buyer could not get approval to build their desired home. Prior to these <br /> two offers, the only serious verbal offer that was given was by a developer who explained that because of the <br /> existing conditions on the property, the most they could possibly offer was $35,000 and still be able to make a <br /> profit on a potential sale of a home constructed on 1220. That verbal offer for$35,000 was in 2018; prior to <br /> that another developer verbally offered $25,000 in approximately 2010. No other serious offers have been <br /> submitted in the 10 years that 1220 has been on the market at$60,000-$65,000. The size of the land might <br /> suggest a higher value, but the conditions that the City of Salem has on 1220, make any development very <br /> limited and therefore the value of the land is uncharacteristically low.
