It shows the original listing price of$240k and <br /> the listing date of 8/24/2018. This document was printed on 2/12/2020, and shows the asking <br /> price was lowered to $189k. We were actually under contract on this date with a sale price of <br /> $165k. <br /> 6 lots of approx. the same size were created from the original lot in two partitions (P.P. 2019- <br /> 027, P.P. 2019-019). 3 of these lots sold in 2019 for$229k, $240k and $240k. The last 3 sold in <br /> 2020 for$179k, $169k and $165k. Ours is the least desirable shaped lot, it has the lowest <br /> producing well, and it has an access and utility easement for 2 other lots.The easement measures <br /> 40' x 600',taking up over half an acre of the most useable area. I have attached a parcel map for <br /> reference. <br /> If you are going to the lot, you will see we have mowed and sprayed for blackberries on about half <br /> the land, and added a storage space for our RV. These are the only 'improvements' we have made. <br /> In the future,we plan to clean out more blackberries and probably plant some landscaping trees. <br /> Otherwise, no material improvements are planned for the next several years. After that, we will <br /> build our retirement home there. <br /> Our lot was the last to go under contract and was on the open market for 16 months. I firmly <br /> believe if the RMV of this lot was even close to $233,660 it would have sold much quicker and for <br /> a larger sum. I also firmly believe the price offered and accepted in Jan. 2020 of$165,000 is the <br /> true, fair, and real market value of this lot on Jan 1st 2020. Based on the facts herein, I feel the <br /> RMV on the tax record should reflect the actual price paid of$165,000. <br /> Please note,this is still almost3 times last year's RMV of$60,280 with taxes paid of$726, which is <br /> what we thought we would be liable for. <br /> Based on the figures you gave me (Change Property Ratio of.5914) I believe the Total Assessed <br /> Value should be $97,581, making the tax due about $1,131.70. <br /> Thank you for discussing the details of the taxation with me, and taking the time to look at these <br /> records.
