SURVEYOR'S CERTIFICATE I, Troy E. Petersen, being a Professional Land Surveyor in the State of Oregon, do hereby certify that I have surveyed and marked with proper monuments the land shown in the partition plat hereon, the exterior boundary thereof being described as follows: Beginning at the initial point of the partition plat, said point being a 5/8 inch iron rod with a yellow plastic cap marked "PETERSEN PLS 6104" at the Southeast corner of Lot 17, Block 13 of "HAMMOND ADDITION TO DETROIT" as recorded in Volume 16, Page 22, Book of Town Plats for Marion County, Oregon; thence South 06'37' 12" East 50.14' to the North right of way of Kinney Avenue East; thence South 83020'11" West 200.06 feet to the East right of way of Boulder Street North; thence North 06'42'00" West 74.92 feet to the North line of the South half of Lot 14 of said "HAMMOND ADDITION TO DETROIT"; thence North 83' 15' 18" East along said North line 100.04 feet to the West line of Lot 17 of said 'HAMMOND ADDITION TO DETROIT"; thence South 06'41'41 " East 25.02 feet; thence North 83'16'55" East 100.10 feet to the point of beginning and containing 12515 square feet of land, more or less. NARRATIVE The purpose of this survey is to replat Lots 15, 16, and the South 1/2 of Lot 14, Block 13, Hammond Addition to the City of Detroit, Marion County, Oregon into 1 parcel of land as approved by City of Detroit Notice of Decision for Property Line Adjustment Case Number 21-03. The Basis of Bearings is the East right of way of the Boulder St. N as established by found monuments "H" and "N" as shown on said plat. Found monuments "A" and "K" were held for West right of way of Tumble St. N. Found monument "H" and a point on the West right of way of Tumble St. N at the plat distance 190.00' Northerly of found monument "A" was used to establish the South line of said Block 13. Monuments from Marion County Survey 39406 were held for the exterior boundary as shown hereon.
