The home occupation shal! be limited to the repair of <br />recreational vehicles. <br /> <br />The applicant shall comply with the~ Public Works require- <br />ments for safe sight distance at the driveway access. <br /> <br />Ail recreational vehicles located on the property shall be <br />stored within the accessory structure. <br /> <br />At the time the subject ,property is annexed to the City of <br />Stayton this home occupation approval shall expire and any <br />continuation of the home occupation shall comply with the <br />city regulations. <br /> <br />PROCEDURE: The Marion County Zoning Ordinance provides that <br />certain Oonditlonal Use applications be considered first by the <br />~County Planning Director. If there is any doubt that the <br />application conforms with adopted land use policies and regula- <br />tions the Director must condition or deny the application. Any <br />interested person who disagrees with the Director's decision may <br />request that the application be considered by the Marion County <br />Hearings Officer after a public hearing. The applicant may also <br />request reconsideration on the basis of new information subject <br />to signing a waiver of the 120 day time limit for review of <br />zoning applications. <br /> <br />A public hearing is held on appeals subject to the appellant <br />paying a $25.00 fee. Thle decision is effective ~-~3~ <br />further cons~deration ts requested. <br /> <br />FINDINGS AND CQNOLUSIONS: The findings and conclusions on which <br />the Director based his decision are noted below. <br /> <br />The subject 4.7 acre parcel is located within the Stayton <br />Urban Growth Boundary and is designated Low Density Resi- <br />dential in the Stayton Area Comprehensive Plan. The <br />property is zoned BFU (EXCLUSIVE FARM USE). The intent of <br />the EFU zoning on the property is to serve as a holding zone <br />for future urban residential development. Recreational <br />vehicle repair is not permitted in the zone. <br /> <br />The property is located on the east side of Golf Club Road <br />approximately 2,000 feet north of its intersection with <br />Shaff Road. The property currently contains a dwelling, <br />small woodlot, and open field. The applicant is proposing <br />to establish a recreational vehicle (RV) repair and mini- <br />business on the property as a home occupation. The proposal <br />includes a covered RV repair area and office on the north <br />central portion of the property. <br /> <br /> <br />
