il. <br /> <br />With regard to the criteria in #9 above, the mobile home <br />will be located adjacen~ to the residence~ which is located <br />in a small t~iangular area north of Porter Creek. In <br />~ocat~on, thc mobile nome will be located on land generally <br />unsuitable for farm use and will be compatible and not <br />intcrfere with farm or forest, uses occurring in the general <br />area. Because the mobile home will De temporary and no new <br />parcel is bain9 created, the applicants' proposal will riot <br />mater%ally alter the stability of the land use pattern of <br />the area, Based upon the available evidence, adequate rural <br />services are available and there wili be no adverse impacts <br />on the resoumces identified in 9.3 above. Provided thc <br />mobile home is located at an emev~5on of S~B feet mean sea <br />level o~ hi~her a~d co:~plies with the anchoring and other <br />~equirements of Chapter ~78, the proposal will compiy with <br />the requirements of the Floodplain Overlay Zone. <br /> <br /> 12. Although the proposed temporary mobile home is appropriate, <br /> the County requires that a Declaratory Statement be recorded <br /> with the property deed. This serves to notify the applicant <br /> and occupants that there are farm or timber opcrations <br /> nearby and that a compatible relationship is necessary to <br /> promote the continuation of the commercial farm or timber <br /> opera%lions i~ the area. To f~lrther minimize potential <br /> conflicts, a i00 foot dweillnq setback is typically required <br /> adjacent to farm parcels. Provided the mobile home is <br /> located as shown on the applicants' site plan, it will meet <br /> ~,,/~/ the setback gui~iines from surrounding farmland. <br /> <br />Craig__S.
