This <br />decision is effective ~O~~ ~1 [Q~ unless further <br />consideration is requested. <br /> <br />FINDINGS.AND CONCLUSIONS: The findings and conclusions on which <br />the Director based his decision are noted below. <br /> <br />The property is designated Rural Resldent/al in the Marion <br />County Comprehensive Plan. The purpose of this designation <br />and the corresponding AR (Acreage Residential) zone is to <br />allow for the creation of acreage homesites at a density that <br />maintains the character and environmental quality of the <br />County's rural residential areas. <br /> <br />The property is located on the south side of Steinkamp Road <br />approximately 1500 feet east of the intersection of Steinkamp <br />Road and Golf Club Road. The existing 5.4 acre parcel does <br />not contain any dwellings. <br /> <br />Surrounding uses ara small acreage homes/tee to the east and <br />a mixture of farm operations and some small acreage homesites <br />tO the no~th, south, and west. <br /> <br />The County standard for public road right-of-way is 60 feet <br />for local routes. Steinkamp Road is designated as a <br />and presently has a 50 foot right-of way. The Marion County <br />Subdivision Ordinance provides that additional right-of-way <br />may be required as a condition of partitioning approval. <br /> <br />The applicant proposes to divide the approximate 5.4 acre <br />parcel into three parcels containing 1.8 acres each. Access <br />to the parcels will be by a 20 foot easement. Because al/ the <br />proposed parcels do not have frontage on a public road, this <br />applicationlis classified as a Major Partitioning. <br /> <br />The Public Works Department stated that 5 feet of additional <br />Right of Way should be required along the applicants' Stein- <br />kamp Road frontage to bring the half width to SO feet. <br /> <br />The Marion Oounty Comprehensive Plan policies for rural areas <br />provide that homesites should be 1.5 to 3.0 acres in size. <br />Thie requirement is applicable to the AR zone. The proposal <br />creates three parcels, each with approximately 1.8 acres. <br />The proposal satisfies both plan and zone requirements. <br /> <br /> <br />
