This review is not intended to prohibit the building <br />inspector from requesting an evaluation of the acceptability of existing <br />structural members that may appear to be unsafe. Existing Construction <br />not specifically detailed in the submitted plans and structural <br />calculations is beyond the scope of this review. <br /> <br />The plans submitted do nat clearly show all the required framing details <br />(deck framing or f~a~ing for enclosed walkway between structures). It <br />is the designer's responsibility to size all structural members and <br />fasteners for the appropriate loads and then show them on the plans. <br />(a-ll0) <br /> <br />There were several discrepancies between the plans and engineering for <br />the basement walls, footings, headers and beams/glulamws. The <br />engineering requirements and notes by plans examiner take precedence <br />over plans. <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />Drains shall be provided around all concrete or masonry foundations. <br />Perforated pipe or other approved systems or materials shall be <br />installed at Or below the area to be protected and shall discharge by <br />gravity or mechanical means into an approved drainage system. (R-305.1) <br /> <br />Basement walls, foundation walls, and other vertical concrete exposed to <br />the weather shall have a minimum specified compressive strength of <br />3000 psi. Porches, carport slabs, garage floor slabs and steps exposed <br />to the weather shall have a minimum specified compressive strength of <br />3500 psi. Table NO. (R-302.2) <br /> <br />Footings sections: 12 in. wide - 1 story; 15 in.- 2 story, 18 in. 3 <br />story. Footings shall extend not less than 12 in. below the finish <br />natural grade. (R-303) <br /> <br />Foundation walls shall extend at least 8 in, above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />Masonry and concrete foundation walls shall be constructed using Table <br />No. R-304.3b of the Oregon One and TWO Family Dwelling Specialty Code. <br />(R-304.3) <br /> <br />"APPROVED" only when this sheet is attaohed to plans <br /> <br /> <br />
