Foundation walls of habitable rooms located below <br />grade shall be waterproofed. (R-306.1) <br /> <br />Foundation plates shall be bolted to the foundation (at footing other <br />than engineered basement and retaining walls) with minimum 1/2 inch <br />diameter by 10 inch anchor bolts embedded at least 7 inches into <br />concrete or reinforced masonry a~d ~paced not more than 6 feet apart <br />with a minimum of 2 bolts per piece with one bolt within 12 inches of <br />the end of each piece. Figure (R-303) <br /> <br />The structural supports for decks, balconies~ porches or similar <br />structures shall be pressure-treated wood to protect against decay. <br />(R-308.1) <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1/2-inch gypsum board or equivalent applied to <br />the garage side. The door between the garage and residence shall be <br />equipped with solid wood doors not less than 1 3/8 inches in thickness <br />or equivalent. (R-209.2) <br /> <br />When alterations repairs or additions are made to an existing dwelling, <br />the entire building shall be provided with smoke detectors located as <br />required for new dwellings. (R-~15.1) <br /> <br />Joists under bearing partitions shall be doubled or a beam of equivalent <br />size shall be provided. Double joists which are separated to permit the <br />installation of piping or vents shall be solid blocked spaced a maximum <br />of 4 feet on center. (R-602.8) <br /> <br />Bathrooms shall be provided with artificial light and an approved <br />mechanical ventilation system capable of producing a change Of air every <br />12 minutes or a window of not less than 3 sq. ft., one-half of which <br />must be openable. (R-203.3) <br /> <br />Wood framed walls less than four feet in width at garage door openings <br />shall be provided with approved hold-down anchors. Anchors are to be <br />provided at each end of each wall segment and connect the wal~ studding <br />to the concrete foundation. As an alternate, a designed structural <br />system to resist the required 80 mile per hour wind load can be <br />provided. <br /> <br />INSULATION REQUIRemENTS: Provide insulation as follows: ceiling R-38 <br />(vaulted ceiling R-19) walls R-19 and under floor R-19. These <br />insulation requirements apply to the enclosed walkway on the ~econd <br />story also. <br /> <br />Buildings with high-efficiency heating equipment (Heat Pumps w/ COP of <br />2.7 or Gas or oil w/ 80% AFU~ rating) may be insulated as follows: <br />ceiling R-30 (roof/ceiling assemblies in which has a slope of 3 in 12 of <br />greater, may be R-19), walls R-il, underfloors R-19. <br /> <br />Porches, balconies or raised floor ssrfaces located more than 30 in. <br />above the floor or grade shall have guardrail not less than 36 inches in <br />height. Required guardrail shall have intermediate rails er ornamental <br />closures which will not allow passage of an object 6 in. or more in <br />diameter.
