NOTICE OF DECISION <br />PARTITIONING CASE NO. 89-6 <br /> <br /> ~~ Application of Dwight Lambert to divide a 3.0 acre <br /> parcel into 2 parcels containing 1.5 acr~s._..eao~.in an AR (ACREAGE <br /> ~ESID~.NTIAL) zone on property located at~91':$,AU~S~i~i%:High~a~:'SE~ <br /> ~alem~i' (sec. 15; T8s; R2W) Tax Lots 573~L600'-~hd 5732-5J0001 <br />DEC~SION: Notice s~e~given that the Planning Director for <br />Marion County .has{ APP~f)%-ED~ the above described Partitioning <br />application sub]ect:~to certald~__~ conditions. <br /> This approval, is v~j[d only when the final partitioning map is <br /> recorded by ~_k~ '~. ~(~q{~ After recording the final <br /> partitioning m~,- the a~pl~c~t shall provide proof of the <br /> recording to the Planning Division. This can be either a copy of <br />the recording fee receipt or a copy of the map showing the County <br />Clerk's stamp. .The effective period of an approved application <br />may be extended for an additional year subject to approval of an <br />extension (Extension form available from the Planning Division). <br /> <br />Th~s decision does not include approval of a building permit. <br /> <br />~ The following conditions must be met before a bu~ldin~ <br />permit can be obtained or the approved use established: <br /> <br />The applicant shall submit a final partitioning map to the <br />Planning Division. Following map approval by the Planning <br />Director, the applicant shall record it with the Marion County <br />Clerk (final map instructions and example enclosed). <br /> <br />Prior to submitting the final partitioning map to the Planning <br />Director, the applicant shall obtain an approved septic site <br />evaluation from the Marion County Building Inspection Division <br />on all undeveloped parcels. <br /> <br />The applicant shall submit either evidence that the existing <br />access easement extending to the two new parcels has been <br />improved to the standards in Section VII(6) of the Marion <br />County Subdivision and Partitioning Ordinance or submit a <br />Roadway Improvement Agreement (Ordinance reference and <br />agreement enclosed). The roadway must be named and all <br />parcels in the subject application using the roadway for <br />access must be addressed using the new roadway name. <br /> <br />The applicant shall sign and submit a Declaratory Statement <br />to the Planning Division. This statement shall be recorded <br />by the applicant with the Marion County Clerk after it has <br />been reviewed and signed by the Planning Director (Declarat- <br />ory Statement enclosed). A separate statement shall be <br />required for each of the newly created parcels. <br /> <br /> <br />
