Tenants shall bear the <br />cost of repairs to any utilities by tenant. <br /> <br />Drunkenness, immoral conduct, or conduct causing a <br />disturbance or annoyance to other tenants shall not be <br />tolerated. Al/ state and local laws shall be observed. <br /> <br />Approval of management in writing must be obtained before <br />any antennas are installed which will extend more than <br />eight feet above ground level. <br /> <br />Each home must have a carport/awning with minimum <br />dimensions of 12 feet by 20 feet, subject to approval bv <br />the park management. The carport/awning must <br />completed within 90 days after the occupancy permit is <br />issued. <br /> <br />Ail homes, hook-ups, outside buildings, awnings, stairs, <br />decks and set backs will be in accordance with local and <br />state regulations, pertaining to same. <br /> <br />No Ramadas will be al/owed. <br /> <br />All landscaping improvements shall at once become a part <br />of the ~ealt¥ and belong to management and shall remain <br />upon and be surrendered with the lot, provided that at <br />management's option tenant, at his expense, when <br />surrendering the lot, shall remove all ~uch landscaping <br />planted by tenant, and tenant shall repair any damage to <br />the premises caused by the removal. <br /> <br />No fence, hedge, wall er other dividing instrwmentality <br />ever six feet high shall be constructed or maintained on <br />any lot or any boundary line of any lot, and no fence, <br />hedge, wall or other dividing instrumentality more than <br />3 feet high shall exist on any lot in the area between <br />the street and the building set hack line applicable for <br />lots. <br /> <br />Children under ~2 shall not be left alone on the premises <br />without adult supervision. <br /> <br />Management reserves the right to amend, add to or alter <br />these rules end regulations as needed. All amendments, <br />changes or deletions shall be effective when delivered <br />to the tenant in the manner provided in the rental <br />agreement. <br /> <br />Date <br /> <br /> <br />
