ORDINANCE NO. 323 <br />SECTION 14.05 <br /> <br />CRITERIA FOR GRANTING A CONDITIONAL USE PERMIT: <br /> <br />1. Is the proposal consistent with the Comprehensive Plan and the <br />objectives of the Development Ordinance and other applicable policies <br />of the City? <br /> <br />XX <br /> <br />(yes) (no) <br /> <br />development and there was such a need for the type of housing that this <br /> <br />2. Taking into account the location, size, d~sign and operational <br />characteristics, will the propo'$al have an adverse impact on the <br />livability, value, and appropriate development of abutting properties <br />and the surrounding area as compared to the impact of development <br />that is permitted outright? <br /> <br /> (yes) (no) <br /> <br />Comments: The PlamD~ng Commission felt ~hat by creating such a development, that it <br /> does not differ to the developments that are permitted outright; being single <br /> family dwellinq$; duplexes;..a_~artments; rooming and boarding houses; public <br /> right-of-way and home occupations with proper~ermit and fee. <br /> <br />3. Will the location and design of the site and structures for the <br />proposal be as attractive as the nature of the use and it's setting <br />warrants? <br /> <br />XX <br />(yes) (no; <br /> <br />Comments: The Planning commission felt that by creating such a d~;elopment o~ this <br /> plot of land, it would improve the area immensely due to the fact that pzesently <br /> the area is just open farm land with ~rass planted. The major concern was the <br /> fence that would placed around the perimeter of the development. The concern <br /> was for the exisiting property owners andthe City Park as to aesthetic value. <br /> WAS APPROVED WITH CONDITIONS ( Conditions listed on next sheet) <br /> 4. Will the proposal preserve assets of particular interest to the <br /> community? <br /> <br />(yes) (no) <br /> <br />and thus bring additional tax dollars to the community, It would also bring <br /> <br />goods and services. Also would alleviate the fire hazard that does exist there. <br /> <br /> <br />
