RULES AND REGULATIONS FOR THE TENANTS OF EVERGREEN ESTATES <br /> <br />Evergreen Estates owners and management have as their goal to <br />develop ~ community that all tenants can be proud to call home. <br />These rules and regulations are applicable to al/ tenants and their <br />gueats as a means to develop pride in ownership and to protect the <br />rights and investments of each tenant. These rules and regulations <br />are to be read, understood and followed as they are a part of each <br />tenant's rental agreement. <br /> <br />All homes placed in the park must be skirted with <br />materials to match the home, h~tche$ and axles removed, <br />decks, awnings and landscaping completed within 90 days <br />after the occupancy permit is imsued Continuous gutters <br />and down spouts ars to be in place within 90 days after <br />occupancy. Stairs, landings, and railings are to be <br />completed at the time of occupancy using metal, outdoor <br />wood or cedar. Stairs and landings are to be skirted <br />with materials matching the home skirting. Basic <br />landscaping will be required in the public area of the <br />lot, that area parallel with the sidewalk and extending <br />to a depth of at least 15 feet, i.e. 5 feet beyond the <br />set back line of the home. Landscaping will include <br />combinations using the following materials: shrubs, <br />lawn, accent rock, ground cover, bark dust, railroad <br />ties, containerized plants, flowering trees, etc. <br /> <br />Tenant spaces are to be neat and clean. Landscape <br />maintenance is the responsibility o~ the tenant except <br />for park planted trees and property border planting. <br />Lawns are to be regularly mowed and all shrubs are to be <br />pruned aS needed with the resulting debris to be removed <br />by the tenant. Failure to comply will result in park <br />personnel completing the required maintenance and billing <br /> <br />One small dog or cat is allowed for each home and must <br />be less than 16" in height. All pets, dogs and cats must <br />be on a leash at all times when outside the tenant's <br />yard. Any dog or cat that presents an immediate d&nger <br />shall be removed from the park at once. Owners are <br />responsible to remove any pet wastes when exercising. <br />Pets are not allowed in the recreation center or area. <br />No fowl or livestock shall be allowed in the park. <br /> <br />All building alterations and remodeling including but not <br />l~mited to decks, ~torage sheds, awnings, etc., must <br />comply with applicable local codes and may be performed <br />only after prior approval of management. All exterior <br />alterations and additions must match the color and type <br />of materials of the residence. <br /> <br />Boats, campers, trailers, and recreational vehicles are <br />to be stored outside the park or in the park's RV storage <br /> <br /> <br />
