9978 Stayton Road SE, Aumsville <br />December 2, 1991 <br />Page i <br /> <br />Marion County <br /> OREGON <br />COMMUNITY DEVELOPMI]NT <br />IDEPAI~TMENT <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />The plans submitted do not clearly show all the required framing details <br />for the porch framing. It is the designer's responsibility to size all <br />structural members and fasteners for the appropriate loads and then show <br />them on the plans. (R-110) <br /> <br />Per David Butler, owner, the roof of the porch will be 2x6 rafters at <br />24"oc, supported by a 4x6 beam with 4x4 posts at 6'-0" cc. The floor of <br />the porch will be post and beam construction with 2x10 decking or a 4" <br />concrete slab. <br /> <br />The structural supports for decks, balconies, porches or similar <br />structures shall be pressure-treated wood to protect against decay. <br />(R-308.1) <br /> <br />Porches, balconies or raised floor surfaces located more than 30 in. <br />above the floor or grade shall have guardrail not less than 36 inches in <br />height. Required guardrail shall have intermediate rails or ornamental <br />closures which will not allow passage of an object 6 in. or more in <br />diameter. (R-214.2) <br /> <br />Provide pier pads for porch supports. <br /> <br />Footings shall extend not less than 12 in. below the finish natural <br />grade. (R-303) <br /> <br />Foundation walls shall extend at least 8 in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by 10 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />Provide an access crawl hole to the underfloor space. The minimum size <br />opening required is 18 inches by 24 inches. (R-309.2) <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1/2-inch gypsum board er equivalent applied to <br />the garage side, this includes the room off the garage with 5 foot wide <br />doorway opening. The 3'x6'-8" door between the garage and residence <br />shall be equipped with solid wood doors not less than 1 3/8 inches in <br />thickness or equivalent.
