I '~. 1993 CONSULTING STRU~URAL ENGINEERS <br /> <br /> BUILDING INSPECfi~N <br /> Oc~obe~ ~8, ~993 <br /> <br /> SUBJECT <br /> <br />We have done extensive code research regalrding the above mezzanine, <br />and on October 14, met with Don Woodley and ?arno Coleman of the <br />County Building Department. We also have discussed the situation with <br />Richard Johnson, Aurora Building Official. <br /> <br />Major areas of concern are the lunchroom on the mezzanine and the <br />boiler room at the north end of the main floor. In addition, access <br />to and throughout the mezzanine is required to comply with Building <br />Code Chapter 31. <br /> <br />The subject building is considered a B-2 occupancy due to weekly hours <br />worked. Construction type is V-N because of the plywood mezzanine <br />floor. Basic allowable area is 8000 square ieet, wh~le actual area is <br />approximately 7116 square feet. The small buildin9 to the north and <br />the greenhouse to the west are considered M-3 occupancies. The build- <br />ing code requires a one-hour occupancy separation between these occu- <br />pancies. <br /> <br />The purpose of this memo is to provide a summary of code problems <br />along with possible solutions based upon our code work and meeting <br />with the county. To this point, we have not prepared sketches for the <br />actual modifications. <br /> <br />Specifically problems include: <br /> <br />a.) <br /> <br />Lunchroom - <br /> <br />Occupant Load = 60 f <br />Two exits required <br />No exit through storage area <br />A rail or wall must be added at the top of the <br />existing stalls to direct exiting to the stairs <br /> <br />B. ) Mezzanine - <br /> <br />Occupant load = 70 ! <br />Two exits required <br />Net area = 2950 square ieet± <br />No elevator required <br />Stairs to comply with Chapters 31 and 33 <br />(enclosed risers, 7" max rise/ll" mis tread) <br />Exit at northwest between greenhouse and <br />accessory building is not acceptable <br />New exit stairs to be is north portion of east <br />wall or east end of north wall <br />Existinq stairs must be replaced with code <br />conforming stairs <br />Ail doors must be reviewed to insure adequate <br />approach areas, swings, etc. <br />Ladder in northwest corner is not acceptable <br />exit <br /> <br /> <br />
