I '~. 1993 CONSULTING STRU~URAL ENGINEERS

BUILDING INSPECfi~N
Oc~obe~ ~8, ~993

SUBJECT

We have done extensive code research regalrding the above mezzanine,
and on October 14, met with Don Woodley and ?arno Coleman of the
County Building Department. We also have discussed the situation with
Richard Johnson, Aurora Building Official.

Major areas of concern are the lunchroom on the mezzanine and the
boiler room at the north end of the main floor. In addition, access
to and throughout the mezzanine is required to comply with Building
Code Chapter 31.

The subject building is considered a B-2 occupancy due to weekly hours
worked. Construction type is V-N because of the plywood mezzanine
floor. Basic allowable area is 8000 square ieet, wh~le actual area is
approximately 7116 square feet. The small buildin9 to the north and
the greenhouse to the west are considered M-3 occupancies. The build-
ing code requires a one-hour occupancy separation between these occu-
pancies.

The purpose of this memo is to provide a summary of code problems
along with possible solutions based upon our code work and meeting
with the county. To this point, we have not prepared sketches for the
actual modifications.

Specifically problems include:

a.)

Lunchroom -

Occupant Load = 60 f
Two exits required
No exit through storage area
A rail or wall must be added at the top of the
existing stalls to direct exiting to the stairs

B. ) Mezzanine -

Occupant load = 70 !
Two exits required
Net area = 2950 square ieet±
No elevator required
Stairs to comply with Chapters 31 and 33
(enclosed risers, 7" max rise/ll" mis tread)
Exit at northwest between greenhouse and
accessory building is not acceptable
New exit stairs to be is north portion of east
wall or east end of north wall
Existinq stairs must be replaced with code
conforming stairs
Ail doors must be reviewed to insure adequate
approach areas, swings, etc.
Ladder in northwest corner is not acceptable
exit
