Stairways shall not be less than 3 feet in clear width and the headroom <br /> shall not be less than 6 feet 8 inches. The minimum required stair <br /> tread width is 9:~ch4s. T~ma~imu.m stair rise is 8 1/4. inches. When <br /> risers are clos~', a~l tre~ may have a uniform project,on not to <br /> exceed 1 1/2 inches. TB~ greatest ~ser height shall not exceed the <br /> smallest by more than 3/8 inch. (R-213.1) <br /> <br />10. Mandrails meeting the following requirements shall be provided on at <br /> least one side of stairways. The handgrip portion of handrails shall be <br /> not more than 2 5/8 inches in cross~sectional dimension, or the shape <br /> shall provide an equivalent gripping surface. Handrails shall be <br /> mounted between a minimum of 30 inches and a maximum of 38 inches. They <br /> shall be continuous the full length of the stairs. Bnds shall be <br /> returned or shall terminate in newel posts or safety terminals. <br /> (R-214.1) <br /> <br />ll. The garage shall be completely separated from the residence and its <br /> attic area by means of 1/2-inch gypsum board er equivalent applied to <br /> the garage side. The door between the garage and residence shall be <br /> equipped with solid wood doors not less than 1 3/8 inches in thickness <br /> or 20-minute fire rated, or equivalent. (R-209.2) <br /> <br /> 12. Heating and cooling appliances located in a garage shall be protected <br /> from impact by automobiles. Appliances that generate a glow, spark of <br /> flame capable of igniting gasoline vapors located in a garage shall be <br /> installed with burners, burner ignition devices or heating elements and <br /> switches at least 18 inches above the floor level. (M-1006.3) <br /> <br /> 13. Water heaters having nonrigid water connections and over 4-feet in <br /> height from the base to the top of the tank case shall b~ anchored or <br /> strapped to the building to resist horizontal displacement due to <br /> earthquake motion. (M-1006.2) <br /> <br /> 14. When alterations repairs or additions are made to an existing dwelling, <br /> the entire building shall be provided with smoke detectors located as <br /> required for new dwellings. (R-215.1) <br /> <br /> 15. Smoke detectors shall be installed outside of each separate sleeping <br /> area in the immediate vicinity of the bedrooms and on each additional <br /> story of the dwelling including basements. In dwelling units with split <br /> levels, a smoke detector need be installed only on the upper level, <br /> provided the lower level is less than one full story below the upper <br /> level, except that if there is a door between levels then a detector is <br /> required on each level. All detectors shall be interconnected such that <br /> the actuation of one alarm will actuate all the alarms in the individual <br /> unit and shall provide an alarm which will be audible in all sleeping <br /> areas. (R-21§. 1) <br /> <br /> 16. Bathrooms shall be provided with artificial light and an approved <br /> mechanical ventilation system capable of producing a change of air every <br /> 12 minutes or a window of not less than 3 sq. ft., one-half of which <br /> must be openable. (R-203.3) <br /> <br /> 17. All habitable rooms shall be provided with aggregate glazing area of not <br /> less than 8 percent of the floor area of such rooms, one-half of the <br /> required area of glazing shall be openable. The glazed areas may be <br /> omitted in rooms where an approved mechanical ventilation system is <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
