SE, Aumsville <br />93-03392 (50355) <br />October 15, 1993 <br />Page 1 <br /> <br />Marion County <br /> OREGON <br />COmMUNiTY D£VEtOPN~ENT <br />DEpARTMEN[ <br /> <br /> Building Xnspectlon - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />The plans submitted do not clearly show all the required framing <br />details. It is the designer's responsibility to size all structural <br />members and fasteners for the appropriate loads and then show them on <br />the plans. (R-ii1.1) <br /> <br />The plans show a stick-framed roof but a truss layout was also <br />submitted. The plans were reviewed using the truss layout. This review <br />does not include approvR1 of the stick-framed roof details. <br /> <br />If the dwelling is constructed with a stick-framed roof, submit revised <br />plans showing in detail the roof framing as there are several problems <br />with the rafter sizes indicated, ridgebeam size in the great room, <br />missing footings at interior bearing walls, etc. <br /> <br />A copy of approved plans shall be kept on the site of the building or <br />work at the time of inspection. (R-ii1.2) <br /> <br />It is the responsibility of the building designer to verify the <br />stability of vertical or near vertical cuts in soils. This item is not <br />included in the Oregon Dwelling specialty code and has not been reviewed <br />by Marion County Building Inspection. (R-304) <br /> <br />Footings sestions~ 12 in. wide - 1 story; 15 in.- 2 story, 18 in. 3 <br />story. Footings shall extend not less than 12 in. below the finish <br />natural grade. (R-303) <br /> <br />Foundation walls shall extend at least 8 in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />The foundation and its structural elements shall be capable of <br />accommodating all superimposed live, dead and other loads according to <br />Section R-201 and all lateral loads in accordance with the provisions of <br />the Code and accepted engineering design practice. (R-301.2) <br /> <br />A keyway in the footing ia an acceptable method and will transfer the <br />lateral loads, provide a 18 inch long NO. 3 dowels extending 12 inches <br />from the footing into the wall, 4 feet on center Or the footing and <br />stemwall in one pour (monolithically). <br /> <br />Provide an access crawl hole to the underfloor space. The minimum size <br />opening required is 18 inches by 24 inches. (R-311.2) <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
