The property is designated Special Agriculture in the Marion, <br />County Comprehensive Plan. The purposs of this designation <br />and the corresponding SA (SPECIAL AGRICULTURE) zone is to <br />encourage the continuation of commercial agricultural and <br />forestry uses. A non-farm dwelling may be permitted when it <br />can be demonstrated that it will not have a negative impact <br />upon existing or potential farm and timber operations in the <br />area. <br /> <br />The property is located on the south side of Smith Road <br />approximately 1/3 mile west of its intersection with Shaw <br />Highway. The property contains two storage buildings. <br /> <br />Surrounding uses consist of acreage home~ites on parcels <br />varying in size from 1.5 to 8.0 acre~ in an SA zone. <br /> <br />Soil Name Percent of. A Site <br />Evaluation approval is required on all parcels that are <br />proposed for development." <br /> <br />The Oregon State Division ~f State Lands commented as follows; <br /> <br />"Extensive wetland mapped across ~ubject parcel. Wetland <br />determination needed to confirm wetland. State Removal- <br />fill Permit may be required before site development <br />begins." <br /> <br />The Marion County Department of Public provided the following <br />comments; <br /> <br />"Any new access to the public right of way will require <br />a driveway permit from Public Works. Also, any utility <br />work in the public right of way will require a utility <br />permit from Public Works." <br /> <br />The Oregon state Department of Transportation, Highway <br />Division 3, indicates no access will be allowed to Highway 22. <br /> <br /> <br />
