Plans have been reviewed for compliance <br />with the provisions of the Oregon state structural Specialty Code ('91 UBC) <br />1993 Edition. <br /> <br />This review is based on a 75' x 100' lot size with the east wall of the <br />building on the property line. <br /> <br />Plans need to be of sufficient clarity to indicate the location, nature and <br />extent of the work proposed and show in detail that it will conform to the <br />provisions of the State of Oregon codes and all relevant laws, ordinances, <br />rules and regulations. (302(d)) <br /> <br />Prior to occupancy, the site is to meet the approval conditions of the <br />Aumsville Planning commission. <br /> <br />Exterior walls located less than 20 feet from the property line are <br />required to be of one-hour fire resistive construction. (Table 5-A.) <br />(i.e.: exterior siding, 1/2-inch gypsum sheathing, 2 x 4 studs @ 16-inch <br />centers, 5/8-inch Type X gypsum wallboard) (Table NO. 43-B) 30 inch <br />high parapets are required. (1709(a)) Provide a detail of the exterior <br />wall construction where fire resistive walls are required due to <br />distance to property lines. Openings in the wall are not permitted. <br /> <br />Parapets on exterior fire walls are required to be one-hour <br />fire-resistive construction and on any side adjacent to a roof surface <br />shall have noncombustible faces for the uppermost 18 inches, including <br />counterflashing and coping materials. The height of the parapet shall <br />be not less than 30 inches above the point where the roof surface and <br />the wall intersect. (1709(b)) <br /> <br />Foundation plates or sills shall be bolted to the foundation wall with <br />not less than 1/2-inch diameter steel bolts embedded at least 7 inches <br />into the concrete and not spaced more than 6 feet apart.
