The applicant shall submit either evidence that the access
easement has been improved to the standards in Section VII(6)
of the Marion County Subdivision and Partitioning Ordinance or
submit a Roadway Improvement Agreement (Ordinance reference
and agreement enclosed). The roadway must be named and all
parcels in the subject application using the roadway for
access must be addressed using the new roadway name. The
access easement is also to provide for utilities.

The applicant shall sign and submit a Declaratory Statement to
the Planning Division. This statement shall be recorded by
the applicant with the Marion County Clerk after it has been
reviewed and signed by the Planning Director (Declaratory
Statement enclosed).

The applicant shall file a Statement of Water Rights, and
shall be shown on the final plat.

ADDITIONAL CONDITIONS: Once the approved use is established the
following conditions must be continually satisfied:

After the final Partitioning plat has been recorded no alter-
ation of property lines shall be permitted without first
obtaining approval from the Planning Director.

~THER PERMIT~,,~,,,,,,FEES, AND RESTRICTIONS: This approval does not
remove or affect any covenants or restrictions imposed on the
subject property by deed or other instrument. The proposed use may
require permits and/or fees from other local, State or Federal
agencies. This decision does not take the place of, or relieve the
responsibility for obtaining other permits or satisfying any
restrictions or conditions thereon. It is recommended that the
agencies mentioned in Finding #6 below be contacted to identify
restrictions or necessary permits. The applicant is advised of the
following:

Prior to obtaining building permits, the applicant shall
provide evidence of approval for the access from the Sublimity
Fire District. For personal and property safety 'it is
recommended that the applicant follow these guidelines. Fire
District access standards may be more restrictive than County
standards.

Ail or a portion of this property has been identified as being
located in a "Groundwater Limited Area" as defined by the
Oregon State Water Resources Department. The applicant is
advised to contact Water Resources (378-3739) regarding
possible restrictions or limitations on use of groundwater in
the area.
