Section 12.080. LOT AREA AND WIDTH. The minimum lot or parcel size in the RS <br />zone is 7,000 square feet. The minimum lot width shall be 70 feet. The maximum lot coverage, <br />including the main building and any accessory structures, shall be 40%. <br /> <br /> Section 12.090. DRIVEWAY AND DRAINAGE REQUIREMENTS. The tbllowing <br />drive'ay and drainage development requirements shall apply: <br /> <br />(A) <br /> <br />Driveway. Access to a City street shall be provided by a driveway of at least 12 feet in <br />width and having a surface of gravel, asphalt or concrete. <br /> <br />($) <br /> <br />Culverts. A galvanized culvert of at least 12 inches in diameter shall be installed at the <br />ditch or property line directly beneath the driveway so as to provide continuous drainage <br />of surface water. Larger culverts of16 or 24 inches may be required in certain areas ti) <br />conform with existing drain culverts. <br /> <br />(c) <br /> <br />Ditch Line. If a ditch line in from, or alongside, a property is to be covered, a full <br />length culvert of adequate size must be installed with catch-basins and grates; or, storm <br />drains must be installed to capture all surface water so that it is diverted into the culvert. <br />Back fill must slope away from the street and toward the catch-basins and property line. <br />The catch-basin or storm drain must be of standard design and installed in-line with the <br />drainage culvert so as to prevent interference with the culvert flow. <br /> <br />(D) <br /> <br />Exceptions. An exception to either requirement (B) or (C), above, is allowed where no <br />defined ditch line or drainage flow is provided by the City and where surface drainage, <br />if any, is confined to a given area and does not impact the street right-of-way. <br /> <br />(~avel <br />within <br /> <br />Section 12.100. Recreational vehicle storage and <br />parking shall be located within a required driveway, side yard or rear yard of a property. The <br />storage of recreational vehicles on City streets shall be prohibited. Recreational vehicles may <br />not be used for residential purposes.
