Cornices, eaves, gutters and fire escapes when not prohibited by any other code <br />or ordinance, may project into a.required side yard not more than 1/3 the width <br />of the side yard, nor more than 3 {~et in any case. <br /> <br />Chimneys, flues, belt corses, leaders, sills, pilasters, lintels and other ornamental <br />features may project not more than I I/2 feet into a required side yard, provided, <br />however, chimneys and flues shall not exceed 6 feet in width. <br /> <br />Uncovered decks and patios attached to ~e main building when measured directly <br />beneath the outside edge of'the deck or patio may be extended to the side yard <br />property line when they are 3 feet or less in height as measured from ground <br />level. <br /> <br />(C) <br /> <br />Rear Yards. The minimum rear yard depth shall be I5 feet. The following shaII be <br />exempt from the rear yard setback provisions: <br /> <br />Chimneys, flues, belt corses, leaders, sills, pilasters, lintels and other ornamental <br />features may project not more than 1 1/2 feet into a required side yard, provided, <br />however, chimneys and flues shall not exceed 6 feet in width. <br /> <br />A fire escape, balcony, outside stairway, cornice or other unenclosed, unroofed <br />prqjections may project into a required rear yard not more than 5 feet provided <br />they are setback at least 6 feet from any property line. <br /> <br />Planter boxes, steps, cornices, uncovered porches, covered but unenclosed porches <br />including covered patios when not more than one story high and the floors, which <br />are not more than 4 feet above grade and not closer than 6 feet from the rear <br />property line. <br /> <br />Uncovered decks and patios attached to the main building when, measured directly <br />beneath the outside edge of the deck or patio, may be extended to the rear yard <br />property line when they are 3 feet or less in height as measured from ground <br />level. <br /> <br /> Section 12.070. SPECIAL SETBACKS. The following special building setbacks shall <br />be maintained. <br /> <br />(A) <br /> <br />Buildings or structures shall setback an additional one foot from every street and lot line <br />for each foot of height the building exce~s 35 feet. <br /> <br />(B) The garage entrance shall be setback a minimum of 20 feet from an adjacent street. <br /> <br />(C) Accessory structures shall comply with the setback provisions in Chapter 10 of the litle. <br /> <br />4 <br /> <br /> <br />
