Section 12.040. CONDITIONAL USES. When authorized under the procedures in <br />Chapter 6, the following uses may be permitted in the RS zone: <br /> <br />(A) Churches. <br /> <br />(B) <br /> <br />Community or neighborhood club buildings, including swimming pools and other similar <br />facilities, when erected by a non-profit community club for the social recreation of its <br />members or the general public. <br /> <br />(C) Planned unit development, and subject to land division provisions in Chapter 17. <br /> <br />(D) Mobile home parks, subject to site development standards in Chapter 7. <br /> <br />(E) Golf course. <br /> <br />(G) <br /> <br />Conditional home occupation consistent with the requirements in Chapter 7, Special <br />Conditional Uses. <br /> <br />(H) <br /> <br />Boat, camper and trailer storage area on lot consistent with the requirements in Chapter <br />7, Special Conditional Uses. <br /> <br />Bed and Breakfast establishments consistent w th the definitional requirements in Chapter <br />2. <br /> <br /> Section 12.050. HEIGHT. In the RS zone, no building or structure shall exceed 35 feet <br />except churches and public or semi-public buildings may, when approved under the conditional <br />use procedures, be built to a height of 70 feet. <br /> Section 12.060. YARDS. Buildings:and other structures shall maintain yard areas. All <br />yard areas shall be measured from property lines and shall not encroach upon public right-of~ <br />ways. Yards apply to only one building. With the exception of the driveway, no parking shall <br />be allowed in the front yard or landscaped area. The following yard dimensions shall be <br />maintained: *' <br /> <br />(A) Front Yards, Yards Adjacent to Streets. The minimum front yard depth, and minimum <br /> depth fbr yards adjacent to a street, shall be 20 feet. The following shall be exempt from <br /> the front yard, and Yards adjacent to streets, setback provision: <br /> <br />(B) <br /> <br />Uncovered porches, covered but unenclosed porches when not more than one <br />story high and which do not extend more than 10 feet beyond the front wails of <br />the building and the floors Of Which are not more than 4 feet above grade. In no <br />case shall such projections com~ closer than 5 feet from the property line. <br /> <br />Side Yards. The minimum side yard depth shall be 5 feet.
