IV, Fi~d£ngs of Fact <br /> <br /> The Hearings officer, after careful consideration of the <br />testimony and evidence in the record, issues the following <br />findings of fact: <br /> <br />The subject property is designated Public in the MCCP <br />and is zoned P. The property also lies within the <br />Aurora Airport OverLay Zone. <br /> <br />The subject 7.22 acre parcel is located at the Aurora <br />Airport on the west Side of Airport Road, approximately <br />3,000 feet north of the intersection of Airport Road and <br />Keil Road. The subject property contains several <br />structures that are part of an airport related business, <br /> <br />Properties to the no~th, west and south are zoned P and <br />are part of the Aurora Airport. Properties to the east <br />beyond Airport Road ~re zoned EFU (EXCLUSIVE FARM USE) <br />and are devoted to commercial farming operations. <br /> <br />Applicant proposes partitioning the 7.2~ acre parcel <br />into two parcels of 6.22 acres and 1 acre. Applicant <br />then seeks a conditional use permit to establish an <br />airport related use On the one acre parcel. The use <br />involves a construction of a 6,000 square foot building <br />to be used as a meeting space for the Columbia Aviation <br />Association. <br /> <br /> The Marion County Planning Division requested comments <br /> on the application fr~m various governmental agencies. <br /> The Marion County Buildin~ Inspect$onDivision commented <br /> that a site evaluation approval is required on all <br /> parcels that are proposed for development and that <br /> building permits are required. The OreQonAeronautic~ <br /> D_Division commented that they had no objection to the <br /> proposal as long as any development on the property <br /> complies with zoningI restrictions, including heigh~ <br /> restrictions. The~arion County TaxDej~artment comment- <br /> ed that the 1994-95 a~d prior taxes are paid, and that <br /> the 1995~9~ taxes are' a lien and unpaid. The~arion <br /> Count.¥ Surv~¥or'.s O~fice commented on the survey <br /> requirements for a partitioning.
