The facility will also be made <br />available for use by other aviation related associa- <br />tions. The proposed!use is an airport related use. The <br />Hearings Officer may! hear and determine this matter. <br /> <br />According to MCZO 171.010, the purpose and intent of the <br />P zone is to providelregulations governing the develop- <br />ment of lands appropriate for specific public and semi- <br />public uses and to ensure their compatibility with adja- <br />cent uses. It is in~ended that this zone be applied to <br />individual parcels shown to be an appropriate location <br />for certain public Or semi-public use. If the use <br />existing at the time the P zone is applied is discontin- <br />ued or if a proposedluse is not established, it is the <br />intent that the land be rezoned to conform to surround- <br />ing zoning or be devoted to permitted uses. It is not <br />intended that a property zoned Public for one type of <br />use be allowed to change without demonstrating that the <br />proposed conditionall use would be compatible with <br />adjacent uses and th~ property is better suited to the <br />proposed use than alternative locations. <br /> <br />The airport is an approprlate location for a regional <br />fly-in aviation-relat6d meeting place. The proposed use <br />is similar to and compatible with other airport uses. <br />The parcel is separated by over 300 feet of distance <br />from the farm land across airport road. The proposed <br />building and its use. Will not conflict with farm use. <br />Appropriate drainage plan, building permit and septic <br />approvals are required to protect the public health. <br /> <br />The master plan for the Aurora Airport shows automobile <br />parking and a future;control tower on a part of the <br />subject property, and. the closure of the existing access <br />to the subject property and the opening of a new access. <br />It was noted at hea~ng that plans for the change in <br /> <br />CU/P 95-68~AMENDED ORDER <br />BENNETT <br /> <br /> <br />
