The facility will also be made available for use by other aviation related associa- tions. The proposed!use is an airport related use. The Hearings Officer may! hear and determine this matter. According to MCZO 171.010, the purpose and intent of the P zone is to providelregulations governing the develop- ment of lands appropriate for specific public and semi- public uses and to ensure their compatibility with adja- cent uses. It is in~ended that this zone be applied to individual parcels shown to be an appropriate location for certain public Or semi-public use. If the use existing at the time the P zone is applied is discontin- ued or if a proposedluse is not established, it is the intent that the land be rezoned to conform to surround- ing zoning or be devoted to permitted uses. It is not intended that a property zoned Public for one type of use be allowed to change without demonstrating that the proposed conditionall use would be compatible with adjacent uses and th~ property is better suited to the proposed use than alternative locations. The airport is an approprlate location for a regional fly-in aviation-relat6d meeting place. The proposed use is similar to and compatible with other airport uses. The parcel is separated by over 300 feet of distance from the farm land across airport road. The proposed building and its use. Will not conflict with farm use. Appropriate drainage plan, building permit and septic approvals are required to protect the public health. The master plan for the Aurora Airport shows automobile parking and a future;control tower on a part of the subject property, and. the closure of the existing access to the subject property and the opening of a new access.
