VI~ Order It is hereby found that the applicant has met the burden of proving that the relevant standards and criteria for approval of a partitioning and conditional use application to establish an airport related use in the P zone have been satisfied. Therefore, the applications for partitioning and conditional use are GRANTED subject to the conditions setlforth below. These conditions are necessary for the public health, safety and welfare. a. Partitioning Conditions: This approval is valid only when the final parti- tioning plat ih recorded within one year of the effective date Df a final decision. After record- ing the final ~artitioning plat, applicant shall provide proof of the recording to the Planning Division. Proof can be a copy of the recording fee receipt or! a copy of the plat showing the County Clerk's ~tamp. The effective period of an approved application may be extended for an addi- tional year subject to approval of an extension by the Planning Director. Applicant shalll submit a final partitioning plat to the County ~urveyor's Office. Following plat approval, applicant shall record the plat with the Marion County C%erk. Prior to submitting the final partitioning plat, applicant shalll obtain an approved septic site evaluation fromithe Marion County Building Inspec- tion Division oh all undeveloped parcels. A partition plant service report, from a title company, will b~ required upon submission of the final mylar to '~he County Surveyor. Prior to filing the partitioning plat the appli- cant shall submit for review and approval by the Principal Planher a detailed site plan showing compliance with the development standards of Public zone, including landscaping and parking. Prior to recording the final partitioning plat, applicant must isubmit proof that all taxes have been paid in accordance with ORS 92.095. CU/P 95-68\AMENDED ORDER - 6 BENNETT
