Applicant shall file a statement of water rights, <br />and shall be shown on the final plat. <br /> <br />After the fina~ partitioning plat has been record- <br />ed no alteratiQn of property lines shall be per~ <br />mitred without first obtaining approval from the <br />Planning Director. <br /> <br />Conditional Use conditions: <br /> <br />Prior to obtaining a building permit the applicant <br />shall submit for review and approval by the Marion <br />County Department of Public Works an access and <br />site drainage plan. <br /> <br />Applicant shall comply with Aurora Fire District <br />access and building identification requirements. <br /> <br />Applicant shall comply with all applicable MCZO <br />development standards, including building parking, <br />building setback, height and other limitations. <br /> <br /> 4. The size of the proposed structure shall be limit- <br /> ~-~ ed to 6,,000 sqUare feet, except that a 10% in- <br />O~l~ crease in the ~ize, as approved by the Principal <br /> Planner~ shall ibc allowed provided the a~dition <br /> complies with applicable development standards. <br /> <br />Applicant shall obtain all necessary building <br />permits from the Marion County Building Inspection <br />Division. I <br /> <br />Failure to meet[the above conditions may result in <br />the conditional:use approval being voided. <br /> <br />vii. other Permits <br /> <br /> The applicant herein is advised that the use of the property <br />proposed in this application m~y require additional permits from <br />other local, state or federal agencies. The Marion County land <br />use review and approval process does not take the place of, or <br />relieve the applicant of responsibility for, acquiring such other <br />permits, or satisfy any restricltions or conditions thereon.
