The associated exterior walls are therefore required to have a 2-hour fire- <br /> resistance rating. This alternate request serves to provide an equivalent strategy utilizing closely- <br /> spaced sprinklers for fire protection in lieu of the 2-hour fire-resistance rating required. <br /> 2 BUILDING OVERVIEW <br /> The Blue Gate 3 Hangar (BG3H) is a new building being constructed at the Aurora Airport in <br /> 4151, Aurora, Oregon. It is under the jurisdictional review of Marion County. The proposed design is <br /> one story of Type II-B construction and the total fire area is 17,920 sf. The building is constructed <br /> of metal framing/siding and serves as a storage and maintenance hangar for aircraft as a Group <br /> S-1 occupancy, but contains no major maintenance requiring open flame, welding, or doping. The <br /> building is designed to be fully sprinklered per NFPA 13. <br /> 3 CODE REQUIREMENT/ REASON FOR ALTERNATE <br /> Under OSSC Section 412.3. Aircraft hangars, Section 412.3.1 states: "Exterior walls located less <br /> than 30 feet from lot lines or a public way shall have a fire-resistance rating not less than 2 hours." <br /> At the BG3H building, the north wall is located —15 ft from the north property line and the east wall <br /> is located —26 ft from the east property line. While the north property line fronts a separate <br /> property, the east property line fronts a public way. The distance to the centerline of the street is <br /> —65 ft, with no structures, trees, or significant fuel load between the building and the public way <br /> to the centerline of the street. <br /> II <br />
