None of the proposed new <br />parcels would have frontage on a public road, so these standards apply to the new development. The applicant has <br />proposed to pave Blueberry Ln to a full 20-foot paved surface and additionally to create a curb and sidewalk <br />along the expanse of the south side of Blueberry Ln that would connect the development to 45th Ave NE, which <br />they proposed in their zone change case ZC24-005 to help meet the City of Salem Housing and Land Use and <br />Urbanization Goals and Policies. It shall be made a condition of approval that the applicant bring Blueberry Ln at <br />minimum to the standards listed under MCC 16.33.680. <br /> <br />8.
