NOTICE TO MORTGAGEE, LIENHOLDER, VENDOR, OR SELLER: ORS CHAPTER <br />215 REQUIRES THAT IF YOU RECEIVE THIS NOTICE, IT MUST PROMPTLY BE <br />FORWARDED TO THE PURCHASER. <br /> <br />NOTICE OF DECISION <br />PARTITIONING CASE NO. 96-23 <br /> <br />~PPLICATION: Application of Elsie Jones to divide a 5.0 acre parcel <br />into two parcels containing 1.5 acres and 3.5 acres each in an AR <br />(ACREAGE RESIDENTIAL) zone for property located at 11534 Ditter <br />Drive SE, Aumsville. (Section 28C; TBS; R1W). Tax account 71040- <br />060. <br /> <br />DECISIONs Notice is hereby given that the Planning Director for <br />Marion County has APPROVED the above described Partitioning <br />application subject to certain conditions. <br /> <br />This approval j~ valid only <br /> partitioning <br /> plat <br /> is <br /> After recording the <br />final partitioning plat, th4 applicant shall provide proof of the <br />recording to the Planning Division. This can be either a copy of <br />the recording fee receipt or a copy of the plat showing the County <br />Clerk's stamp. The effective period of an approved application may <br />be extended for an additional year subject to approval of an <br />extension (Extension form available from the Planning Division). <br /> <br />WARNINg: A decision approving the proposed division or use is for <br />land use purposes only. Due to septic, well, and drain field <br />replacement areas, these parcels may not be able to support a <br />dwelling. To be sure the subject property can accommodate the <br />proposed use the application needs to check with the Building <br />Inspection Division, 588-5147. ~~ ~ <br />This decision does not include approval of a building permit. <br /> <br />CONDITIONS: The following conditions must be met before a buildinq <br />permit can be obtained or the apDroved use established: <br /> <br />The applicant shall submit a final partitioning plat to the <br />County Surveyor's Office (Senator Building, 2nd Floor, 220 <br />High St. NE). Following plat approval, it shall be recorded <br />with the Marion County Clerk (final plat instructions and <br />example enclosed). <br /> <br />Prior to submitting the final partitioning plat, the applicant <br />shall obtain an approved septic site evaluation from the <br />Marion County Building Inspection Division on the undeveloped <br />1.5 acre parcel. <br /> <br />Prior to filing the final plat, an Existing System Evaluation <br />will be required by the Marion County Building Inspection <br />Division on the resulting 3.5 acre parcel. <br /> <br /> <br />
