NOTICE TO MORTGAGEE, LIENHOLDER, VENDOR, OR SELLER: ORS CHAPTER <br />215 REQUIRES THAT IF YOU RECEIVE THIS NOTICE, IT MUST PROMPTLY BE <br />FORWARDED TO THE PURCHASER. <br /> <br /> NOTICE OF DECISION <br />CONDITIONAL USE CASE NO. 98-27 <br /> <br />APPLICATION: Application of Bill and Dorothy Olinger for a <br />conditional use to establish a Recreational Vehicle park facility <br />on that portion of a 31.43 acre parcel located in an ID (INTER- <br />CHANGE DISTRICT) zone for property at the 12100 block of Ehlen Road <br />NE, Aurora. (Sections 9DC and 16; T4S; R1W). Portion of tax <br />account 40745-000. <br /> <br />DECISION: Notice is hereby given that the Planning Director for <br />Marion County has APPROVED the above described Conditional Use <br />application subject to certain conditions. <br /> <br />This conditional use permit is valid only when exercised by APRIL <br />30, 1999. The effective period of an approved application may <br />be extended for an additional year subject to approval of an <br />extension (Extension form available from the Planning Division). <br />Additional extensions may not be granted if the regulations under <br />which this decision was granted have changed since the original <br />approval. <br /> <br />This decision does not include approval of a building permit. <br /> <br />CONDITIONS: The following conditions must be met before a buildinq <br />permit can be obtained or the approved use established: <br /> <br />3 o <br /> <br />The applicants shall obtain all permits required by the Marion <br />County Building Inspection Division. <br /> <br />The applicants shall submit a detailed site plan for review <br />and approval. The site plan shall demonstrate compliance with <br />development standards of the zoning ordinance. Parking and <br />loading facilities shall comply with applicable requirements <br />set forth in Chapter 118 of the Ordinance. <br /> <br />Required parking and loading areas shall be paved or the <br />applicants shall enter into a "Performance Agreement" with the <br />County to delay paving requirements for two years (agreement <br />available from the Planning Division). <br /> <br />Prior to issuance of permits, the applicants shall concur in <br />the filing of a Noise Declaratory Statement (enclosed). <br /> <br />Prior to any permits being issued, evidence of a recorded <br />access easement across property to the west shall be provided <br />to both the Planning Division and Public Works. <br /> <br /> <br />
