13470 Lakewood Dr. 'NE, Aurora <br />94-01868 (54954) <br />June 1, 1994 <br />Page 1 <br /> <br />Marion County <br /> <br /> Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1993 Edition One a~d[-~wo Family Dwelling Specialty Code. <br /> <br />1. This plan review covers the addition to and/or al[~rati6n of an existing <br /> structure. This review is not intended to prohibit the building <br /> inspector from requestin~ an evaluation of the acceptability of existing <br /> structural members that may appear to be unsafe. Existing construction <br /> not specifically~'~etailed in the submitted pla.ns and structural <br /> calculations im.beyond the scope of this review. <br /> <br /> A copy of approved plans shall beekept on the site of the building or <br /> work at the time of inspection. (k-111.2) <br /> <br /> Footings shall extend not less than 12 in. below the finish ~atural' <br /> grade. (R-303) <br /> <br /> Foundation walls shall extend at least"8 in. above the finished grade to <br /> the foundation at al{,~p~ints. (R-304.2) (6 in. where pressure treated <br /> sill plates are used.') <br /> <br /> The foundation and its strUctural elements shall be capable of <br /> accommodating all superin~osed live, dead and other loads according to <br /> Section R-201 and all lateral loads in accordance, with the provisions of <br /> the Code and accepted engineering design practice. (R-301.2) <br /> <br /> A kgyway in the footing is an acceptable method and will transfer the <br /> lateral loads, provide a 18 inch long No. 3 dowels extending 12 inches <br /> from the footing into the wall, 4 feet on center or the footing and <br /> stemwall in one pour (monolithically). <br /> <br />6. Provide an access crawl hole to the underfloor spacg. The minimum size <br /> opening required is 18 inches by 24 inches. (R-311.2) <br /> <br /> 7. The-qarage shall be completely separated from the residence and its <br /> attic area by means of 1/2-inch gypsum board or equivalent applied to <br /> the garage side. (R-209.2) <br /> <br /> 8. Bathrooms shall~be provided wi~artificial light and an approved <br /> mechanical ventilation system c-~able of'producing a change of air every <br /> 12 minutes or ~ window of not less, than 3 sq. ft., one-half of which <br /> must be openable. (R-203.3) <br /> <br /> 9. The maximum span for 2x6 rafters at 16" o.c. is 13'-0". These ra~ters <br /> are spanning 12'-6". The spacing of the '2x6 rafters may be increased to <br /> 24" o.c. with purlin bracing to a bearing wall to reduce the span of the <br /> rafters. <br /> <br />"APPROVED" only when this sheet is ~ttached to plans <br /> <br /> <br />
