Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4, THIS PLAN SEEM TO SHOW THAT THE TRUSSES AND FLOOR JOISTS RUN <br /> FRONT TO BACK AND THERE IS A NEW TWO STORY ADDITION BEING <br /> BUILT OVER THE NEW LIVING SPACE WITH THE GARAGE BEING ONE <br /> STORY, THE CENTER HALLWAY WALL WOULD BE LOAD BEARING. <br /> THIS REVIEW IS BASED ON THIS INFORMATION. IF ANY OF THE <br /> ABOVE IS INCORRECT. THIS REVIEW IS VOID AND SHALL REMAIN <br /> VOID UNTIE THE ACTUAL DESIGN IS SUBMITTED FOR REVIEW, <br /> <br /> 5, LOT DRAINAGE. Lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet. Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage, <br /> [Sec. 401.3] <br /> 6. VAPOR BARRIER, An approved vapor barrier with joints lapped <br /> not less than 12 inches shall be placed between the concrete <br /> floor slab and the base course or subgrade. Exception: The <br /> vapor barrier may be omitted from detached garages, utility <br /> buildings and other unheated accessory structures, <br /> [Sec. 505.2,3] <br /> 7. GARAGE/CARPORT FLOOR. That area of floor used for the <br /> parking of automobiles or other vehicles shall be sloped to <br /> facilitate the movement of liquids to a drain or toward the <br /> main vehicle entry doorway, [Sec. 309.3] <br /> B. BP, ABP, PF AIYACHED, This structure uses a combination of <br /> Brace Wall Panels (BP), Alternate Braced Wall Panels (ABP), <br /> and a Portal Frame to meet the code rquirements for lateral <br /> wall bracing. Insure that all BP's and ABP's and Portal <br /> Frames are located as indicated on the plans and constructed <br /> as shown on the plans and the attached detail sheets. <br />9, TRUSS DESIGN. Roof trusses are required to be be designed by <br /> an Oregon registered Engineer or Architect. For trusses <br /> manufactured by an approved fabrication plant, have the <br /> design and layout drawings available at the construction <br /> site for the framing inspection, All jobsite cutting or <br /> modifications of the roof trusses shall be clearly shown in <br /> the engineer's design calculations and drawings, <br />10. EGRESS / REMODEL, If the existing bedroom Emergency Egress <br /> Window is being removed in the construction of the addition <br /> or remodel, then another egress wlndow or an exterior door <br /> shall be installed in that bedroom. <br /> IS THE NEW ADDITION BLOCKING A REQUIRED EGRESS WINDOW IN THE <br /> EXISTING HOUSE????? <br />11, EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor, The minimum net clear opening is 5,7 square <br /> feet, The minimum net clear opening height shall be 22 <br /> inches, The minimum net clear opening width shall be 20 <br /> inches, Exception: Grade floor windows may have a minimum <br /> <br /> <br />
