Prior to issuance of building permits, the applicant shall <br />provide eviderune to th9 PlanDinq Division that the Aurora Fire <br />District~-~s reviewed the proposed develoPment and determined <br />it to be in compliance with District standards. <br /> <br />As part of the building permit process, the applicant shall <br />submit a detailed Site plan demonstrating compliance with <br />development standards of the Ordinance. The site plan shall be <br />reviewed and approved by the Planning Manager. <br /> <br />The applicant will be allowed a ten percent increase in size <br />of the proposed buildings provided the addition complies with <br />applicable development standards. <br /> <br />Revisions to the location of individual buildings will require <br />additional site plan review and approval of the Planning <br />Manager prior to construction. <br /> <br />Ail structures on the property shall not extend above the <br />transition surface as discussed in Finding ~16. <br /> <br />One caretaker dwelling may be located on the property in <br />conjunction with the Phase I development. A second caretaker <br />dwelling may be placed as part Phase II development. <br /> <br />10. <br /> <br />Airport-related commercial and industrial uses allowed on the <br />property shall be limited to those described in the submitted <br />written statement. All others will require land use approval <br />from the County. <br /> <br />OT~ER PERMITS, FEES, ~ RESTRICTIONS: This approval does not <br />remove or affect any covenants or restrictions imposed on the <br />subject property by deed or other instrument· The proposed use may <br />require permits and fees from other local, State or Federal <br />agencies. This decision does not take the place of, or relieve the <br />responsibility for obtaining other permits or satisfying any <br />restrictions or conditions thereon. It is recommended that the <br />agencies mentioned in Finding #5 below be contacted to identify <br />restrictions or necessary permits· The applicant is advised of the <br />following: <br /> <br />11. <br /> <br />12. <br /> <br />A driveway permit will be required by Marion County Department <br />of Public Works for any new access or change in existing <br />access to the public right-of-way% <br /> <br />Any utility work in the public right-of-way will require a <br />utility permit from Public Works. <br /> <br />PROCEDURE: The Marion County Zoning Ordinance provides that <br />certain Conditional Use/Variance applications be considered first <br />by the County Planning Director.
