MEMORANDUM ~ <br />To: Keith' Liden, Planning Department <br />From: Greg Kurtz, Department of Public Works <br />RE: CU/VAR 83-11/Isberg <br />February 28, 1983 <br />Page 2 ' <br /> <br />c) <br /> <br />Adequate rip-rap must be placed at the end of the outfall pipe at <br />the southeast corner of the property and the pipe itself shall be <br />covered with material and in a manner that will preyent future <br />erosion. <br /> <br />d) <br /> <br />e) <br /> <br />The end of the stub pipe on the manhole at the southeast corner <br />must be adeguately sealed to prevent further infiltration and <br />erosion. <br /> <br />The requi~ed plan for a grease and oil trap for the-truck repair <br />shop has not been submitted for Department of Public Works review <br />and approval. A recent search did not find such a plan in the <br />Building Inspection Department's files. It is especially important <br />that a trap be constructed at this location because the drainage <br />system discharges directly into a natural water course, <br /> <br />f) <br /> <br />After all work is completed, as-built street and storm drain <br />drawings, including the required certification statement, shall <br />submitted. <br /> <br />be <br /> <br />In regard to the proposed convenience grocery store, the Department of Public <br />Works has the following requirements: <br /> The width of the south driveway shall be increased to 28 to <br /> feJt <br /> accommodate two-way R.V. traffic. Although the site plan indicates <br /> this driveway'is to be one-way, that cannot be effectively enforced, <br /> Inevitably, some vehicles go the "wrong way." <br /> <br />All driveway entrances shall be standard Department of Public Works <br />aprons rather than the curb radii shown on the site plan. ~ <br /> <br />A 5-foot concrete sidewa]k is required along Dolores Court instead of <br />the "gravel jogging path" shown on the site plan. <br /> <br />Prior to the issuance of a building permit, the following is required: <br />a) A driveway permit from the Department of Public Works. <br /> <br />A drainage plan shall be submitted for Department of Public Works <br />review and approval. <br /> <br />(1) The plan shall include a detention system for that portion of <br /> the lot lying north of the existing east-west storm drain. <br /> <br />(2) <br /> <br />The plan shall include details of the waste water disposal <br />system from the car wash.
