Oregor~ 97301 <br /> <br />MEMORANDUM <br /> <br />February 28, 1983 <br /> <br />TO: Keith Liden, Planning Department <br />FROM: Greg Kurtz, Department of Public Works <br />RE: Conditional Use/Variance 83-11/Isberg <br /> <br />Several of the conditions of approval of Conditional Use Cases 82-9 and 82-10 <br />have not been met. The applicant should be required to fully meet all of those <br />conditions prior to the issuance of a building permit for the proposed con- <br />venience grocery store. The unmet conditions which are of concern to the <br />Department of Public Works are as follows: <br /> <br />The traffic study has not been done. In our letter to Martin <br />Boatwright~ dated 4-12~82 (copy attached) we agreed to allow the <br />study to be delayed if we received an agreement from Mr. Isberg <br />which included the conditions as designated in said letter. Since <br />the proposed convenience grocery store will not produce a very <br />large increase in traffic, the study may be further delayed until <br />application is made for a large traffic generator such as a motel <br />or restaurant, if the agreement iscompleted between Mr, Isberg and <br />the County. " <br /> <br />The right-of-way for Dolores Court has not been dedicated to the <br />public. A warranty deed bearing the names and signatures of all <br />owners, including contract sellers and buyers, is required. <br /> <br />3. The following items pertaining to drainage remain to be completed: <br /> <br /> a) Revised drainage easement documents must be submitted. Easement <br /> documents were submitted, but they did not bear all of the <br /> required signatures and their wording was not entirely acceptable, <br />The top of the existing OSHD' manhole at the intersection of <br />Dolores Court and Ehlen Road must be brought up to the new <br />finished grade. <br /> <br /> <br />
